BOARD OF TRUSTEES MEETING MINUTES

         July 29, 2003

               Please note: approved at August 26, 2003 meeting.

               1.      Meeting called to order by Gary Brownwell, President at 6:40 PM.

                    Board members present: Gary Brownwell, Kelly Brownwell, Jay Campbell, Kay Dean & Lou Tassone.

2.     Review and Approve Agenda for July 29, 2003:

3.    Property Owner/Homeowner Comment/Members Forum Per NRS 116: NONE

4.       Architectural review:  7 plans approved- Lots:  39, 40, 158, 171, 198, 256 & 439.

a) Discussion about revisions to the C.C. & R’s. Several changes were made to last month’s draft. Kay reviewed all the changes. Suggested changes include: plans to be re-submitted after 12 months and no building permit issued. There would be no fee if the plans stayed the same. The association attorney will review the final version. Further changes should be faxed to Kay.

5.     Review & Approve Minutes from May 27, 2003 meeting- with amendments.

With Gary & Kelly abstaining as they were not at the May 27th mtg.

Review & Approve Minutes from June 24, 2003 meeting -with amendments.

6.        Review and Approve Treasurers Report for July 2003:

Savings balance $39,767.71; Checking balance $23048.31;

Reserve fund $32,082.74. Total outstanding assessments $5665.

Budgeted amount for the reserve fund deposit of $13,000 for FY 2002 & FY 2003 authorized. Approved budgeted donations of $675 to VRWPA and $500 to the Fire Department.

Mailbox maintenance: The VCHPOA is no longer budgeting for cleanup and light bulb changing. The split was 60%-1’s & 40% -10’s. Due to this change the 10’s will discontinue paying for these chores as well. Volunteers will be needed to pick up trash, change lights and re-stain the building. Kelly will check on costs for stain and the 1’s will be asked to approve their portion before any stain is purchased.

7.   Road report:  Gary pressure washed and did regular maintenance on the grader. 

8.   Review Correspondence. 

RE: Lawsuit:  HRPOA attorney said plaintiff wanted the fees awarded from the lawsuit reversed. Recommend against.
